Information about our community and HOA can be found on the HOA’s website. If you haven't done so already, please set up your portal account with Elite Housing Management to receive HOA emails, request ACC approval, report maintenance issues on HOA common areas, and pay dues and clubhouse reservation security deposits. Holiday Lighting Reminder 
The Covenant's rules concerning holiday lights state that “Seasonal decorative lights are allowed for a sixty (60) day period beginning on November 14th of each year (Article VI, Section 24),” which will end on January 12.

 
End-of-year HOA Business
Budget: The HOA Board of Directors is working to finalize the budget for 2023.  The year-end financial statement for 2022 and the budget for 2023 will be sent to all HOA members before the HOA Annual Meeting, which is usually held in March. 
 
HOA Dues Statements to be Mailed First Week in December: Watch your mailbox for the end-of-year letter from the Directors and the statement for your annual HOA dues, which are due January 1, with a 10-day grace period.  Please be aware that the Covenants require that late fees and liens be accessed on properties if dues, assessments, and fines are not paid in full according to the prescribed timeframes, which will be noted on the statement.
 
Updated HOA/ACC Schedule of Fines: On the ACC webpage, you will find a link to the updated Schedule of Fines.  The Board of Directors approved several minor changes, mainly to the wording and "time to correct" of items on the Schedule. These changes include adding “Recycling” to “Trash Receptacle Storage” and changing the time to correct to 1 day; a more detailed explanation of “Lawn Maintenance”; changing the time to correct for “Parking Infractions” to 5 days; changing time to correct for “Inoperable/Unlicensed/Unauthorized Vehicles” to 5 days and time to correct for “Unauthorized Signs” to 1 day.

 
Two Projects Under Consideration:
Capshaw Entrance Fence Replacement: As you know, the fence was removed this past summer due to severe termite damage.  The Directors continue to discuss replacement options, costs, and vendor bids while keeping the HOA budget in mind.
 
Camera System for Clubhouse and Pool Area:  The Board is considering the requests by some HOA members to add cameras at the pool gate, pool area, and possibly the clubhouse parking lot for security reasons.  We are in the process of gathering information for the best options and getting quotes before determining if the cost is justified by the need.       

 
ACC Reminders and News
The ACC needs your help.  There has been an increased number of landscaping, fence, and exterior home additions, changes, and improvements done without prior ACC approval.  There is a process for getting approval before you start any exterior project.  First, read the information and Guidelines on the ACC’s webpage. There you will also find instructions on how to request an Architectural Review on your Elite Portal and submit your plans.  Not obtaining prior approval will put you at risk of the ACC levying fines or taking other measures, such as requiring the removal of unapproved projects, to ensure compliance.  It's much easier on everyone if you get ACC approval first.
 
Clarification for Using Elite’s Portal for ACC Requests: The MAINTENANCE REQUESTS option is for you to report HOA common property repair and maintenance issues (clubhouse, pool, HOA landscaping).  To request ACC approval for landscaping and exterior changes for your home and yard, please submit your requests by using the ARCHITECTURAL REVIEWS option.
 
Political Signs Reminder: As we approach the election on November 8, the Board and ACC would like to remind everyone that political signs are not approved for display in yards, on houses, or anywhere in Cross Creek.
 
Trash and Recycling Cans: Please make sure that your garbage and recycling cans are not left at the curb for multiple days in a row before or after pickup days. The only exception would be when the city has not picked up the garbage or recycling on their scheduled day; in which case, you can leave them out until they are emptied before returning them to their proper storage place.
 
In other ACC news, we would like to say, “Thank you for a job well done,” to Dan Marcott for his many years of service to the community as a member of the Architectural Control Committee, the last two years as Chairperson.  Dan has faithfully and consistently upheld the Covenants and ACC Guidelines while working with homeowners to make changes to their properties that are in compliance.  We wish you the best as your retire from the Board, Dan.
 
New ACC Member/Chairperson: The Board has appointed Brad Bannister as the new Chairperson of the ACC. He will serve with current members Victor Pratt and Jim Frederick. Welcome, Brad!

 
The Pool Is Closed for the Winter
The pool was closed and covered for the winter on October 17 and will reopen in the spring, usually in early May. The exact date depends on when the pool company has our pool on its schedule to be cleaned and treated.  Watch for a notice of the opening date on the Pool webpage.
 
Pool Gate Access During Winter Months
During the months the pool is closed, everyone’s keycard access to the pool gate will be deactivated until the pool opens again in the spring.  This is standard practice in communities where access is managed by electronic keycards.  HOA members and their guests who reserve the clubhouse for private events may still use the covered patio by accessing it through the back doors.

 
Recent Summer HOA Maintenance Projects and Repairs
  • Installment of covers on the top of clubhouse parking lot lights to prevent deterioration of the lights and wiring from weather and insects
  • Replaced lights, ballasts, and wiring in parking lot lights that were damaged due to weather and ant infestation
  • Removal of Capshaw entrance fence due to termites
  • Repairs and head replacements and adjustments to the clubhouse irrigation system
  • Repair of Balch Road irrigation system
  • Replacement of broken maglock device on the pool gate
  • Repair of the HVAC condenser unit at the clubhouse
  • Repair of water leak at the clubhouse water meter
  • Power-washed the concrete around the clubhouse, the patio, and the pool deck
  • Clubhouse gutter downspouts repaired
  • Clubhouse toilet repairs (2)
  • Semi-annual HVAC service and replacement of filters
  • Repaired broken rungs on pool ladders
  • Extra pool treatments when needed, which are in addition to budgeted pool costs
  • Checked and repaired or replaced clubhouse exterior light fixtures and replaced all light bulbs and flood lights with LED bulbs  (Thank you, Jim Frederick!)

 
               Reminder
Monthly HOA Board meetings are held at the clubhouse on the 3rd Thursday of each month at 6:00 PM unless canceled or changed due to the inability to have a quorum. Meetings, as well as private events, are posted on the HOA Calendar.  HOA members are welcome to attend Board meetings.  If you have questions or concerns to be addressed, the Board would appreciate a notice through Contact the HOA or Elite Housing Management prior to the meeting so the Directors can be better prepared to respond.
